Patrick J. Beam has directed the environmental assessment, land planning, and stormwater management for this 140-acre residential community. The planning process included working jointly with environmental engineers in the preparation of a Wetland Mitigation Plan. Campden Lakes transforms a wasteland borrow site into a unique single family residential community surrounding a 27-acre lake. The development incorporates the creation of wildlife islands and marshland habitats as well as the preservation of existing stream beds and remnants of the indigenous hardwood forest, creating an ecologically oriented living environment. A key issue in the planning process involved the creation of wetland mitigation sites within the lake as well as within the existing stream Campden Lakes represents a unique blend of residential and passive recreational design inspired by a strong commitment to maintain and enhance the environmental integrity of the site.
